As the Association Board and Committee members continue to work hard to improve the quality of our community it has become apparent that everyone could use a few reminders about roles and responsibilities defined in the Governing Documents for Rivertrail.

Please review the following: Common Elements – Common elements are all portions of the community other than the units and the limited common elements. This would include landscaping, trees, shrubs and bushes throughout the community. As such, individual owners do not own the landscaping directly adjacent to their units. All owners have the right to use the common elements but no owner has the right to stop work from being completed within the common areas. From time-to-time trees and shrubs are pruned or removed under the direction of the Board. Some owners have been upset by this so everyone is being provided with this gentle reminder. Additionally, front porches and other common and limited common elements may not be used for storage. Please use the garage or off-site storage.

Please read through the following reminders and help us keep our Rivertrail community looking beautiful!

Trash & Recycle Bin Day – is Thursday; trash & recycle containers must be placed in garages within 12 hours of pick up. Also, be sure to check your front porches regularly for phone books and unsolicited flyers and remove them. This will also help keep your home safe from burglary.

Parking – All on street parking is for guests only. If an owner requires the use of guest parking for longer than two hours, a written request must be submitted to the association manager at least 48 hours in advance to allow for written approval from the Board. Two written notices will be issued either by warning notice placed on the vehicle or by letter. Non-compliance may result in towing and impoundment. All costs associated with towing will be the owner’s responsibility. If it’s an urgent parking Guest situation, please contact Mark Travers for approval at: mstravers@yahoo.com.

Holiday Decorations and Lights – All lights, wreaths and other decorations should be removed within 14 days of a holiday.

Exterior Changes – All changes to the exterior of a unit must have approval before work commences. This includes but is not limited to, fencing, landscaping, patio extension, satellite dish installation. The application for seeking approval can be found on the Rivertrail website. Once completed, it should be submitted to the management office. Trellis’ and planter boxes must not be attached to the exterior of the building as over time moisture will penetrate the siding.

For Sale Signs – Each unit is allowed one (1) For Sale sign placed in the window of the unit.

Air Conditioners – Indoor A/C units may be used. Window units are not permitted.

Pets – Please be reminded that dogs must be leashed when outside of a unit. Pet waste must be removed immediately! The Board may require the removal of any pet which it finds is disturbing others unreasonably.

Landscaping Concerns – Please report landscape concerns or requests to the Rainier Property Advisors. The form is available on the Rivertrail Resident Portal Website. Pictures of concerns are always helpful and much appreciated.

Maintenance Concerns – Please report maintenance concerns to Rainier Property Advisors. The form for this is available on the Rivertrail Resident Portal Website and again, pictures are very helpful and much appreciated.

Protect Your Home – Being Proactive

Washing Machine Hoses – The leading cause of water damage in most residences is the failure of the flexible rubber hoses that connect the washing machine to the hot and cold water feed pipes. Good commercial grade hoses are relatively inexpensive and easy to install. It would be wise for all owners to purchase and install them. If you plan to be away from home for a period of time we recommend turning the water off to the unit.

Hot Water Heaters – Another big cause of water loss is a hot water heater that has outlived its useful life. Please take a look at your hot water heater and if it is seven to ten years old consider replacing it. Spending a few hundred dollars may very well save thousands of dollars in damage.

Rivertrail Resident Portal Website – www.rivertrail-hoa.com is the place to go for information and documents for Rivertrail. Owners visiting the site for the first time will need to sign up for a login name and password. You can also create and/or view Rivertrail Classified ads or requested services by residents. A community Calander is provided as well.

Official Rivertrail Facebook – This is a social media group for Rivertrail Owners to get to know each other! There are weekly updates about Board of Directors projects that are planned or that are active. Residents also post many topics on the Facebook site.
